201 unit scheme was designed.
Scheme to be applied for with an outline application determining the point of access giving a developer certainty to maximise value of the site for the landowner.
Even with an allocation, this site would cost the landowner in excess of £275,000 to achieve a planning consent.
A full viability process is being completed to reduce affordable housing and section 106 contributions to maximise landowner funds.

Application due for determination within 18 months of the agreement being signed.
